Commercial site sells for $3.7M

FEDERAL WAY — A new commercial building at 164 S.W. Campus Drive has sold for just over $3.7 million, according to King County records. The sellers were two Nevada LLCs that acquired the almost 1.2 acres in 2017 for $975,000, then developed it. (They purchased the parking lot from grocer WinCo Foods, north on the same block.)

The buyer was Paul Yang Property LLC, an Eastside investor. David Butler and Scott Clements of ORION Commercial Partners represented the buyer. The deal was worth about $729 per square foot.

County records are incomplete, but the sellers had filed plans with the city to build a new 5,120-square-foot restaurant and commercial building. The new tenants appear to be Starbucks and Federal Way Modern Dentistry.
