Revitalizing Pioneer Square: How ORION & Actualize AiR are Shaping the Future of Seattle’s Art Scene

Pioneer Square has long been the heartbeat of Seattle’s creative community. Today, that pulse is stronger than ever.

We are thrilled to announce that the Prefontaine Building (110 Prefontaine Pl S) is officially entering a new chapter. Since April 2025, the ORION leasing team—Jack Franz, Bojidar Gabrovski, and Jack Deane—has worked to transform this historic space from 30% vacancy to a vibrant 93% occupancy.

The centerpiece of this stabilization is a landmark 14,000 RSF, three-story lease signed by Actualize AiR (Actualize Artist in Residency), only four months after ORION took on the assignment.

Actualize AiR is a women-founded and women-run organization dedicated to accelerating the careers of local emerging artists. By focusing on marginalized communities and providing low-to-zero-cost studio space, they are ensuring that the “essence” of Pioneer Square remains inclusive and innovative.

This wasn’t an ordinary real estate transaction. To find the right fit, the ORION team collaborated with the Alliance for Pioneer Square, who help preserve Seattle’s original neighborhood. “The goal was simple: find a tenant that wouldn’t just fill the space, but would help revitalize the neighborhood’s culture and bring energy back into the building”, says Franz.
